This document provides a list of all governing documents associated with Benjamin Crossing. Any document not included below may be viewed by contacting Management Advantage.

Rules, Regulations & Procedures including Amendments:
These are the published Architectural Guidelines for our subdivision and act as the Common Interest and Community Information Disclosure Document (the "CICIO") referenced in the CC&Rs.  Sometimes a covenant may be vague or allow the board to make governing decisions; this pamphlet was designed to clarify these areas. The Rules, Regulations and Procedures is a great place to learn more about the restrictions of our community. This pamphlet works in conjunction with the covenants and does not change them in anyway. This document includes any amendments to the original document as approved by a majority vote from the board of directors

Covenants including Covenant Amendments:
The covenants, codes and restrictions or CC&Rs, for short, are the recorded documents of our subdivision that affect the title to the land. They define the standards of our community and stipulate what is allowed or not allowed in Benjamin Crossing. This includes restrictions on, but not limited to: sheds, swimming pools, parking, etc. The original document has been improved to include the 2003 Covenant Amendments by CP Morgan, RR&P references and document search which allows the user to locate information quickly. No amendments have been made to any covenant with these improvements. A covenant can only be amended by a 75% affirmative vote from all homeowners.

Articles of Incorporation:
This is a legal document that is filed with the state to create a corporation. It contains the primary rules governing the management of our association.

By-Laws: 
The bylaws are "unrecorded" documents that help define how our association must be governed. This document is continually changing to meet the governing needs of our association.  It contains information regarding how many people can be on the board, how often we must hold membership meetings, etc. This document includes any amendments or resolutions to the original document as approved by a majority vote from the board of directors.

Landscape Plan & Species List:
The landscape plan is a document that shows proposed placement and species type for the subidivision as approved by Tippecanoe County for the Development Plan. The species list is a document approved by Tippecanoe County that provides a list of plant species that are permitted in Benjamin Crossing. Additional species may be added; however, the Association is required to maintain at minimum the same amount of plants as originally designated in the Landscape Plan for the subdivision.
